Step 1

CONTRACT

We educate you on all the appropriate contract paperwork and necessary addendums that are involved in buying or selling a home.

Step 2

HOME INSPECTION

By far one of the most important contingencies for both a buyer and seller. Currently the average inspection period is 10 – 15 days. Try and be present at your inspection because you will learn a lot about your house, including its overall condition, construction materials, wiring, and heating. If the inspector turns up major problems, like a roof that needs to be replaced, you will either want the seller to fix the problem before you move in, or deduct the cost of the repair from the final price. If the seller won’t agree to either remedy you may decide to walk away from the deal, which you can do without penalty if you have that contingency written into the contract.

Step 3

APPRAISAL

We’ve determined the price and we have a seller willing to sell and a buyer willing to buy – you’d think that would mean a meeting of the minds and that alone should be enough to set market value. It is much more complicated than that unfortunately and it is important if there is a loan to understand both when pricing your property for sale and when representing a buyer what the lender will specifically be looking for in comparable properties. Are they more inclined to go out in time or in distance? Is that extra garage or landscaping improvements going to effect the value? Can an oceanfront condo be comparable to a non-oceanfront comparable? The answer to all of these is that it depends and we will help you to understand how a appraiser may approach valuing your property.

Step 4

TITLE

You gain peace of mind and assurance of a clear title, as our experienced team will maximize their resources and structure to resolve any issues that may arise before your closing date. We want to make sure you have protection from title defects, complete closing services, along with full explanation by a title professional.

A title professional will explain the benefits of title insurance in protecting your investment. Your best interests will be protected during a smooth, efficient closing.

Step 5

CLOSED/SOLD
